Wholesale and v arehouse businesses are listed as “permitted uses** in the I, Industrial <br />district. Hie wholesaling operation permits .ABC to receive and deliver materials in bulk amounts <br />to and from vendors and contractors ofl-site. No individual retail is permitted in the Industrial <br />district. ABC*s cutrent use of the property is consistent with the intent of the Comprehensive Plan <br />and Zoning Ordinance. Please review Exhibit II a list of permitted and conditional uses in the <br />district. <br />ABC is requesting a conditional use permit to permit permanent “outside storage** of stock materials <br />on the property They have been storing materials on tlu: site since moving to the property. Ihe <br />warehouse is used vv hen pi^ssible. how ever vv hen the amount of stock exceeds the storage capabilities <br />of the warehouse certain items are stored outside. This is primarily the case in the Spring and early <br />Summer when there is excessive stock on hand for the upcoming construction season. Some cities allow temporary outside storage for a period not exceeding a defined time limit, <br />usually 72 hours. Some of the materials that are delivered to the ABC site are not warehoused <br />indoors. Those items arc stored in a large area, appro.ximately 24.000 s.f. in size, 1 cated on the <br />south side of the building. Most of the stock is stacked tw o pallets high in the outside storage area. <br />•4*61
