Retaining <br />walls are considered hardcover, therefore a vari,-..:cc is also needed for hardcover in the 0-75' setback <br />area. <br />The landscaping work involved the removal of deteriorated and rotten creosote railroad tie retaining <br />walls and replacing them with boulder walls. The retaining walls are approximately in the same <br />location as the walls removed. (Sec Exhibit C). <br />The project requires the following City approvals: <br />1.
