LotArcaAVidth <br />This lot is zoned RR-1B with a minimum lot area of 2 acres and minimum lot width of 200 <br />feet. The front of this lot, determined by the shortest iot width along a street, is located along <br />the outlot private road, referred to as Tract E. Given this, it is possible that the minimum lot <br />width may not be met when measured at the rear of the front setback li^'e. How ever, this lot <br />svas created after the City adopted the current 2-acre zoning standards in early 1975 and, <br />therefore. wjH nol require a variance for the lot width or area. The area of the lot conforms <br />with the minimum requirements of the district. <br />2. Bnildhig Staudards <br />The maximum height permitted for a single family home is 30 feel or 2 '/, stories. The <br />setbacks for a principal structure, measured from the property lines, in the RR-1 B district arc <br />as follows: <br />Front Yard (from the private road): 50’ <br />Rear Yard (opposite the front): 50’ <br />Side Yard (along County Road 6): 50' <br />Side Yard (abutting property to the north/: 100 ’ from OHW'L Long Lake Creek <br />and to* from the side lot line <br />3. Accessory Structures <br />Detached garages are considered accessory structures and require different setbacks than the <br />principal structure. Accessor) structures are not perr .itied in front of the prinar\ structure. <br />Depending on where a proposed house is situated on this lot. a detached garage would need a <br />variance if positioned in front of (cast oO the house.
