Ohm <br />Dear Al, <br />We have reviewed the proposed subdivision for Mrs. Roy Hollander prepared by <br />McComba-Knutson dated July 10, 1978. The proposed plat as submitted appears <br />reasonable and is recommended for preliminary approval. <br />The following items will have to be resolved prior to final approval of the <br />plat: <br />1. ) Dedication of conservation and flowage easements over the wetlands <br />within the plat. The aerial photos indicate a pond on lots 3 and 4, <br />block 1, and other low marshy areas within the plat. <br />2. ) Submittal, and approval, of design street grades, street cross-section, <br />drainage plan and erosion control plan. <br />3. ) Clarification of rights of access across existing private roadway along <br />west edge of plat and approval of access onto Co. Rd. 6 by Hennepin Co. <br />Sight distance along Co. Rd. 6 appears adequate to us. <br />4. ) Appropriate mechanism for construction and maintenance of private road­ <br />way, with underlying access easement to City of Orono. <br />We understand that the subdivision may be divided into two phases. If so, ve <br />recooDiend that the parcel which will include the roadway be provided all the way <br />through the plat to ensure continuity. <br />The site soils evaluation report indicates that acceptable soil absorption systems <br />can be provided for lots 1 through 4, block 1 and lots 1 through 4, block 2. A <br />recooniendation for preliminary approval of the remainder of the proposed plat la <br />predicated on submittal of evidence of satisfactory sites for soil absorption <br />systems. Birease note water table level at about 5 feet for several of the lots. <br />The dry ^Kiild^ble ar^ for lot 3, block 1 is listed at 1.6 acres net. <br />NDERLIK & ASSOCIATES, INC.
