ARTICLE V, <br />ADDITIONAL COVENANTS <br />V «ty <br />1) Use. No Lot shall be used for other than single-family <br />residential purposes. There shall not exist on any Lot at any time more than <br />one such residence. No trailer, tent, shack, barn, temporary building, out <br />buildings, or guest houses shall hereafter be erected on any of the Lots without <br />approval in writing from all of the Owners. A garage is not required to be <br />attached to the residence, but shall be constructed as 'i" integral part of the <br />residence it is intended to serve. No building or >^ure shall be intended <br />for or adapted to any business purpose, lodging or rooming house, hospital, <br />sanatorium or professional office; provided, however, that the residential <br />dwellings may be leased. <br />2) Occupancy. No residential dwelling hereafter erected upon a <br />Lot shall be occupied in any manner while in the course of construction, nor at <br />any time prior to its being fully completed. Nor shall any residence, when <br />completed, be in any manner occupied until made to comply with the requirements <br />of this Declaration and all other covenants, conditions, reservations and <br />restrictions herein set forth. <br />_ <br />3) Setbacks. The setbacks for the construction of a residential <br />dwelling and any associated structure shall hereafter be fifty (50) feet from <br />the front and rear Lot lines and thirty (30) feet from the side Lot lines of <br />the Lot on which the improvement is to be made, unless a shorter setback is <br />approved in writing by six (6) of the eight (8) Lot Owners. <br />4) Utilities. All electrical service and telephone lines to <br />dwellings to be constructed on the Lots, shall hereinafter be placed underground <br />and no outside electrical lines shall be placed overhead. <br />5) Change in Elevation. The elevation of each Lot shall not be <br />changed so as to materially affect the surface or grade of the surrounding Lots <br />or so as to have a material adverse effect thereon. No rock, gravel, or clay <br />shall be excavated or removed from any property for coavnercial purposes. <br />6) Division of Lots. None of the Lots shall at any time be <br />resubdivided.
