r <br />TO: <br />FROM: <br />DATE: <br />Planning Commission and Council <br />Alan P, Olson, Village Planner <br />June 8, 1978 <br />34.202 <br />SUBJECT: Variance - Bill Fox <br />1095 West Ferndale <br />The applicant wishes to construct a new 1430 sq. ft. detached <br />within the required 75 ft. lakeshore conservation area. <br />There is an existing double garage on the lot. The existing <br />house is almost entirely within the 75 ft. conservation zone. <br />Much of the landscaping is graveled areas underlaid with black <br />plastic film, effectively also hardcover. <br />Variances required: 34.201 75 ft. setback required <br />65 ft. setback proposed <br />10 ft. (13%) variance required <br />hardcover within 75 ft. of shore <br />300 sq. ft. additional hardcover proposed <br />2500 sq. ft. existing house hardcover, plus <br />walkway, deck, gravel, etc. <br />12% increase proposed <br />Total 2800 - 3000 sq. ft. hardcover within <br />75 ft. equals approximately 25% of total <br />area. <br />Maximum 1000 sq. ft. allowed for accessory <br />buildings <br />1430 sq. ft. garage proposed <br />430 sq. ft. (43%) variance required. <br />Hie only apparent hardship to the land noted by the staff <br />is the location of a power pole which may restrict the <br />size of a building at this proposed location. Hiere <br />appears to be no reason why a smaller structure could <br />not be placed here or at another location to conform to <br />without a variance being necessary. <br />There is an existing building permit No. 3181 issued for <br />remodeling of the house in 1975. This has never been <br />flnaled and staff recommends that if any variance is <br />approved, a condition of the approval would be completion <br />of the old work prior to issuance of any new permit. <br />31.330 <br />Hardships; <br />Staff Note:
