TO: <br />FROM: <br />DATE: <br />Planning Commission <br />#363 <br />1 <br />Hank Muhich, Zoning Administrator <br />March 17, 1978 <br />SUBJECT: American Builders (Fred Herfurth) - 2400-6th Avenue North <br />Subdivision (Preliminary) - Sketch Plan Review <br />Mr. Herfurth is requesting approval of the subject 17+ acre parcel into <br />4 lots. <br />Our current procedures include sketch plan review by the Planning Commission. <br />Therefore, we will not be able to schedule a public hearing on this <br />proposal \uitil the Planning Commission has a chance to review the sketch <br />plan and direct staff to schedule said public hearing. <br />The entire parcel consists of approximately 17.4 acres. The survey <br />indicates 2 wetlands areas of .55 acres and .60 acres as conservation <br />and flowage easement areas. <br />The proposal as submitted consists of dividing the original parcel into <br />4 lots - each exceeding the minimum lot area and width requirements in <br />this zoning district (RR-lB - 2 acre area - 200 ft. lot width). <br />I'm enclosing copies of the following exhibits submitted with the proposal: <br />1. <br />2. <br />3. <br />4. <br />Exhibit A <br />Exhibit B <br />Exhibit C <br />Exhibit D <br />Subdivision application form <br />Property description <br />Copy of plat map locating subject property <br />Topography and survey of property indicating <br />divisions as proposed <br />5. Exhibit E - Property owners list (neighbors) <br />Exhibit D indicates the wetland conservation and flowage easements as <br />determined by the surveyor. An additional 10 ft. easement along County <br />Road #6 is also shown on the survey as are the drainage easements along <br />lot lines and required setback lines on each individual lot. <br />Copies of the subdivision proposal will not be forwarded for review by <br />other departments and agencies until Planning Commission completes the <br />sketch plan review. <br />STAFF - April 4, 1978 <br />Question? What is owner's intention with old house? Recommend that <br />approval of Lot 1 be subject to removal of (or at least boarding up <br />of) all existing out buildings. Access will have to be subject to <br />County approval
