Purpose; The Preliminary Plat is the second <br />stage of the subdivision review process. During this <br />stage, the subdivider details his proposals and the <br />city details the platting requirements. All basic <br />platting determinations are made before the city council <br />will pass on the Preliminary Plat. <br />2. Requirements; The subdivider is required to <br />furnish detailed surveying, engineering and legal infor­ <br />mation sufficient to ensure compliance with the City's <br />Comprehensive Land Use Plan and Zoning Code, and other <br />local, state, federal, watershed or conservation district <br />regulations. A Preliminary Plat Review shall be completed <br />for each subdivision proposed prior to the city's accepting <br />any Final Plat application. <br />3. Prerequisite: A Sketch Plan Review by the Zoning <br />Administrator and/or Planning Commission shall have been <br />completed within 180 days of the filing of any Preliminary <br />Pat application. The subdivider shall be prepared to <br />address or correct all problems, concerns, violations or <br />pertinent comments included in the recommendations made as <br />part of the Sketch Plan Review. <br />Preliminary Plat Application. < Detailed appliation and <br />drawing requirements are established and listed in Section <br />39.260 of these regulations. Incomplete applications <br />will not be reviewed. <br />1. Class I Subdivisions: Complete Class I Prelim­ <br />inary Plat applications shall include the following: <br />(a) Completion of all items on the Preliminary <br />Plat Application form. <br />(b) Map 1; a location map. <br />(c) Map 2; a half-section map. <br />(d) Map 3j a certificate of survey of the property, <br />(provide 25 copies if the document size exceeds <br />8 1/2 X 14 inches) <br />(e) A property owner's list and envelopoes for <br />notification of neighbors within 350 feet of <br />the subject tract. <br />(f) Any additional information requested by the <br />Zoning Administrator or Planning Commission. <br />(g) The Preliminary Plat Review Fee. <br />L
