• PMTCfiJUJ^O <br />r" <br />H <br />)A. <br />Walking paths may be maintained within the Wildlife <br />Sanctuary providing that the maintenance does not <br />materially interfere with the natural growth of that <br />area. Any planting, trimming, pruning or removal of <br />plant life within the area requires approval of the <br />Architectural Committee. <br />It is the intention of the Declarants herein that <br />Lots B and C be forever dedicated to the uses of a <br />Wildlife Sanctuary as described herein, and in the <br />event that the combined owners of Partenwood should <br />at any time divert Lots B and C to any other use than <br />that provided for herein, then such lots shall revert <br />to the Village of Orono to be held by the Village as <br />a public area devoted to a Wildlife Sanctuary in accordance <br />with these conditions and restrictions. <br />ii <br />I* <br />1 • <br />Covenants and Restrictions of Out-Lot A <br />It is intended that Out-Lot A shall be owned by the <br />owners of Lots One (1) and Two (2) of Block Three (3) <br />of Partenwood. It is intended that the owner of Lots <br />One (1) and Two (2) of Block Three (3) of Partenwood <br />shall each have an undivided interest in Out-Lot A. <br />The purpose of Out-Lot A is for the sole reason of pro <br />viding a place for those two lots to have lake access <br />and to maintain a dock for the pleasure and recreation <br />of the owners of those two lots. Out-Lot A, therefore, <br />may be used only by the owners of Lots One (1) and Two <br />(2) of Block Three (3) and the use and enjoyment shall <br />be subject to the following conditions, restrictions, <br />limitations and covenants; <br />A. <br />B. <br />C. <br />There shall be no launching of power boats, pontoon <br />boats or power craft, of any kind, from Out-Lot A. <br />There shall be no docks erected or maintained within <br />twenty feet of either side of Out-Lot A. <br />There shall be no structures of any kind erected on <br />Out-Lot A and this includes but is not limited to <br />boat houses, on shore docking facilities, guest houses, <br />anf! fish houses. Landscaping shall not be allowed <br />without the approval of the Architectural Committee. <br />D. <br />E. <br />There shall be no parking of vehicles of any kind <br />on Out-Lot A. <br />Out-Lot A shall not be used for any use or activity <br />which is not compatable with the other lots in the <br />Partenwood area. The docks erected or maintained <br />on Out-Lot A may be used only by the owners or the <br />- 13 -
