Minnesota 55402 <br />Re: The Farm at Long Lake <br />Gentlemen: <br />We have examined title to that certain land situate in the County <br />State of Minnesota and described in Exhibit A hereto, by aid of a Registered <br />J^op'r?, Abstract covcrlag Certificate of Title »» 472405, <br />1971, and originally registered August 19, 1931, and last certified y <br />Insurance Company of Minnesota on December 21, 1977 at 7:00 a.m. <br />Based upon examination of said Registered Property Abstract lfP°" <br />and records In said County and State. It is our opinion that title in fee on <br />December 21, 1977 was vested in <br />JOHN M. HARTWELL, a married person, subject to the following: <br />1.Mortgage and Assignment of Rents, Profits and Sales Proceeds, <br />in favor of First National Bank of Minneapolis, a national <br />banking association, dated August 25, 1977 and filed August 31, <br />1977 as Documents Nos. 1235285 and 1235286, to secure a debt in <br />the original principal amount of $125,000. <br />2.Interests of Timothy Adams and Mary S. Adams as lessees and op­ <br />tionees under an unrecorded lease with option to purchase dated <br />June 28, 1969 and an extension and modification thereof in a <br />Memorandum of Lease dated August 31, 1972 and filed September 14, <br />1977 as Document No. 1237292. Said interests extend to the land <br />described in Exhibit B (which land is within the land described <br />in Exhibit A) and to a driveway easement over land not within the <br />land described in Exhibit A.
