This property is zoned RR-lB (2 acre residential). <br />This division would result in 2 lots: Lot 1 - total of 13.2 acres with <br />6.2 acres of dry buildable land; Lot 2 - total of 5.7 acres with 4.3 acres <br />of dry buildable land. The preliminary plat also indicates a flowage <br />and conservation easement over the wetlands area (approximately 8% acres)• <br />This includes the drainage easement along the south property line of Lot 1. <br />The developer is not considering any change in the existing private road. <br />We might consider obtaining an underlying easement. <br />Park Dedication Fee ~ $500 ($250 per lot). <br />Copies of this proposal have been forwarded to the following with a <br />request for review and comments: <br />Department of Natural Resources, Minnehaha Creek Watershed District, <br />Hennepin County Public Works Department, City Engineer, City Attorney, <br />City Administrator, and Public Works Director. <br />A Public Hearing has been scheduled for 7:45 P.M.
