^NgT|S OF A PLANNING COMMISSION MEETING HELD ON MAY 22, 1978 <br />Mrs. Rusciano was present. She updated what has <br />happened on this application to this point. Alan <br />explained the sewer Installation situation. Hassel <br />made a motion that the drainage easement area which <br />will be required not be subtracted from the building <br />site. Motion seconded by Hannah and approved <br />unanimously. <br />Mrs. Rusciano also had a few questions regarding the <br />sewer and during some final discussion It was <br />decided that her surveyor should physically locate <br />the sewer line. <br />Mr. Roger Reed, the owner's attorney, was present. <br />Mr. Wenkstem is trying to sell his ^cne, and <br />would like to add the area of the golf course <br />where his yard Is encroaching to maintain all <br />of the developed yard area with the home when It <br />Is sold. It was stated that there was a sewer <br />stub, but that he has never been connected to it <br />or been assessed for the system. Planning Commission <br />discussed requiring either two acres minimum in AR*1B <br />zone or requiring sewer connection. The City will <br />Inspect the existing on site syste-'. <br />Lowell Zltzloff and Lou Beasley were present at <br />the meeting. They indicated that they have a <br />valid purchase agreement and that prior agreements <br />have been withdrawn. They are applying for a <br />conditional use permit which Is nc change from <br />the current use, but for only 42 fasillles which <br />is approximately 1/5 of the present church's size. <br />There Is ample parking facilities. Hurr motioned <br />to transfer the conditional use permit from <br />Calvary Memorial Church to Grace Baptist Church <br />for use at 2380 Shadywood Road. Motion seconded by <br />Hannah and approved unanimously. Since there Is <br />no need for a piibllc hearing, this Item will go to <br />Council on June 15, 1978. <br />Applicant was not present. Sketch plan was reviewed <br />and approved. Staff noted to the Commission <br />Mir. Bnglund's attorney that the lot line should be <br />relocated slightly to provide at least 4.0 acres <br />in each parcel. Septic testing will be required <br />prior to final plat approval.
