♦ <br />MINUTES OF A PLANNING COMMISSION MEETING HELD FEBRUARY <br />Tlie Zoning Administrator explained there already <br />are lots existing that do not have access and are <br />landlocked and have only an easement for access# <br />Duke Schneider, representing Mr. Bartig, asked if <br />the City x^jould want a private drive along the 33 ft. <br />which runs along the westerly edge of the subject <br />property. He added that the property o\-mer to <br />the south does not want to get rid of 27 ft. in <br />order to buy another piece of property. The <br />Zoning Administrator replied this could be possible <br />to provide access now, but the City must be concerned <br />about any future use. He stated if the back lots <br />are built on the City would need the 27 ft. <br />easement all along the south property for access. <br />Commissioners Wilson, Hammerel and Mayor Van Nest <br />agreed that at this time the 27 ft. should be^ <br />required along the westerly parcel of the subject <br />property, but not the separate southerly parcel. <br />However, this would require combining the westerly <br />parcel with the southerly parcel. If the southerly <br />parcel is ever divided the 27 ft. easement would <br />be required. <br />^Mayor Van Nest stated the access for the westerly <br />Apiece should be to Stubbs Bay Road. <br />The Commission further discussed the point of <br />access for the westerly parcel. <br />The Commission also reviewed the revised plat <br />which noted the location of the existing house. <br />The revised plat did not, however, indicate <br />combination of the westerly and southerly parcels. <br />The owner of the southerly parcel agreed to purchase <br />the westerly lot when the subdivision is completed. <br />The Commission suggested two alternatives for <br />access: 1) submit a 60 ft. right-of-way along <br />the south lot line of the easterly parcel to <br />provide access from the westerly lot to Stubbs <br />Bay Road; and 2) combine the southerly parcel <br />with the westerly parcel to eliminate landlocking. <br />The applicant must provide evidence of a purchase <br />agreement and projected combination of the two <br />lots. <br />There being no further discussion, Commissioner <br />Frahm moved.
