MN S3323 <br />Re: 9SS Tonkawa Road <br />File No. 139-02-000 <br />Plat No. 02-2853 <br />Dear Wendy: <br />We have reviewed the cenificate of survey and proposed grading plan for the property located at 955 Tonkawa <br />Road. The proposed work includes grading and construction of a new home. We have the following comments <br />with regards to engineering matters: <br />• Drainage and utility easemenu should be provided 5-feet wide along the north and south lot lines and <br />10-feet wide along the Tonkawa Road frontage. <br />• There Is an existing sanitary sewer located east of the proposed home. The sewer is outside of the <br />sanitary sewer easement shown. The existing sewer easement should be vacated and a new easement <br />20-fect wide centered over the existing sewer should be provided. <br />• The proposed grading will place approximately 5-feet of fill over the existing sanitary sewer. The <br />sanitary sewer record plans show the sewer os 9-inch PVC. The additional Till could impact the <br />existing sanitary sewer. As a condition of plan approval the applicant should televise the sewer <br />between the north and south lot lines prior to any grading activity and again after the project is <br />complete. The applicant should provide a Tinancial guarantee to the City sufficient to cover any repairs <br />that may be necessary to the sanitary sewer. <br />• Heavy duty silt fence with wire fence backing and steel t-posis should be installed between the lake <br />and the home and along the south lot line to prevent any sedimentsiirom being transported to the lake <br />or neighboring property. The silt fence should be inspected and approved by the City prior to any <br />construction or site grading. <br />• Grading along the south lot line should be revised to direct runoff towards the lake and away from the <br />adjacent property to the south.
