The addition <br />w ill replace an existing three season porch and add another 223 s.f. of living space to the house. <br />The total addition will place a 19’ X 28’ addition connecting the main residence with the garage. <br />The house and garage are currently connected by a 16’ X 19’ three season porch. The purpose <br />for the new addition is for a master bedroom suite and storage space. A family room would be <br />added on the second level above the existing house. No variances are required for the second <br />story addition. <br />75-250 ’ Setback Existing <br />Proposed <br />5,826 s.f. (39.3%) excluding 484 s.f. of landscape <br />plastic <br />5,555 s.f (37.5%) includes 223 s.f. addition and <br />removal of the south 9.5’ of the driveway <br />Planning Commission Recommendation <br />By a vote of 7 to 0 the Planning Commission recommended approval of the variances based on <br />the following findings: <br />The property has been developed as a single-family residential property since 1973. <br />The property is connected to sanitary sewer. <br />The lot is consistent wiih other properties in the locality. <br />The addition partially replaces an existing porch connection between the house and <br />garage. The building expansion will only include an area that is surrounded on three <br />sides by the existing structure. <br />No encroachment into the side yard setback will be required. The addition is 17 ’ from <br />the property line.
