9.The applicant has provided revised preliminary plans attached to this resolution <br />as Eihibits A and B including site plan and landscaping plan (both dated 8-5- <br />02) and revised conceptual building construction plans (dated 8-6-02) which the <br />Council flnds are suflicient to indicate the intent of the developer and the <br />potential impacts of the project. <br />CONCLUSIONS, ORDER AND CONDITIONS <br />NOW, THEREFORE, BE IT RESOLVED that the City Council of the City <br />of Orono hereby approves the Revised General Concept Plan for development of a 16,000 s.f <br />medical office building on Lot 1, Block 1, Willow Properties Addition, subject to the following <br />declarations and conditions; <br />1.The City of Orono will approve rezoning of the property to B-6 (PUD) as <br />desv‘.ibed herein upon City Council finding of satisfactory completion of the <br />Conditions for Development Plan approval. <br />2.The City of Orono will approve rezoning of the Adjacent Parcel to B-6 (PUD) <br />as described herein upon City Council flnding of satisfactory completion of the <br />Conditions for Development Plan approval, subject to successful completion of <br />a public hearing by the Planning Commission regarding said rezoning. The <br />Adjacent Parcel may be developed for any permitted or conditional use allowed <br />in the B-6 District, but shall be developed only via the PUD review and approval <br />process. <br />3. Conditions for Development Plan Approval are as follows; <br />Development Standards and General Conditions. <br />The Development Plan for the Property shall meet all setback <br />standards for building construction and parking as established for <br />the B-6 District in the zoning code, as defined in the following <br />table; <br />Page 3 of 12
