5. <br />6. <br />7. <br />8. <br />9. <br />The Stormwater and Drainage Trunk Fee for Outlet A is deferred until such future <br />time that Outlot A is developed. <br />The standard requirements for Developers Agreement and Financial Security in <br />relation to site improvements for are waived because this is a municipal project. <br />It is the Council’s intent in approving this plat to accommodate the needs of the <br />citizenry of Orono, Long Lake and Medina by providing a site for a new Long Lake <br />Fire Station; however, because of the location of the site in a rural residential <br />neighborhood, it is imperative that the character of that neighborhood be preserved <br />to the greatest extent possible. Ancillary elements of the Fire Station use such as <br />lighting and signage could have negative impacts on the neighborhood if not <br />developed in a subdued, low-key maimer. Therefore, the applicants are advised to <br />work with City staff in ensuring that the lighting, signage and other elements of the <br />Fire Station use are developed in a manner sensitive to the surrounding area. <br />Subdivider shall construct stormwater management improvements in accordance with <br />the plans approved by the Minnehaha Creek Watershed District. Erosion control <br />shall be maintained over all disturbed areas until natural groundcover is restored, <br />adhering to guidelines found in 'Best Management Practices for Protecting Water <br />Quality in Urban Areas'. <br />Prior to City release of the plat for filing, applicant shall provide evidence of fee <br />ownership of the property in a form acceptable to the City Attorney, and applicant <br />shall meet any other title requirements as may be required by the City Attorney. <br />Applicant shall provide all documents specified in this resolution in a format <br />acceptable to the City Attorney prior to release of the plat for filing, and shall <br />complete all conditions to the satisfaction of City staff, prior to release of the plat for <br />filing. <br />10. The aforesaid plat shall be filed by the City of Orono with either the Hennepin <br />County Recorder's Office or Registrar of Titles Office on or before March 9,2003 <br />together with a certified original copy of this resolution and executed copies of the <br />easements, deeds and covenants notnl above. <br />Page 3 of 4
