5. <br />6. <br />Dedication on the plat of public roadway for Willow Drive and Fire Station Drive. <br />Provision of evidence of stormwater management plan ^proval from the Minnehaha <br />Creek Watershed District, as well as a final wetland delineation report for the property <br />identifying the boundaries of WCA protected wetlands and showing the wetland <br />buffers required by the Minnehaha Creek Watershed District. <br />7.Execution of covenants over the wetlands and buffer areas advising future property <br />owners of the limitations on the alteration of said features. <br />8. Payment of the final plat review fee in the amount of $250.00. <br />9. Payment of the Stormwater and Drainage Trunk Fee for Lot 1 in the amount of <br />$13,220.00. <br />10. Payment for all engineering and legal consultant costs incurred in processing this <br />subdivisioiL <br />NOW, THEREFORE, BE IT RESOLVED, that the City Counril uf the City of Orono <br />hereby approves the plat of Willowfire Addition, Hennepin County, Minnesota, subject to the <br />following conditions: <br />1.Outlot A is intended for future development. However, no future development of <br />Outlot A shall occur until such time that Outlot A is replatted into one or more Lots. <br />2.Lot 1 shall be allowed direct access to Willow Drive as well as to the new public road <br />south of Lot 1, per the approved Fire Station site plan. Outlot A shall access the new <br />public road as shown on the preliminary plat drawings. The new public road south <br />of lx>t 1 shall be constructed to City of Orono urban section standards at a width of <br />28 ’. <br />3.The Park Dedication requirement for Lot 1 is waived.
