A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL FOR A TWO LOT SUBDIVISION <br />OF PROPERTY LOCATED AT <br />2920 FOX STREET <br />PID 04-117-23-31-0008 <br />FILE NO. 02-2803 <br />WHEREAS, Jeff Martineau on behalf of Chenry Stubbs, (hereinafter "the <br />subdivider") on June 19,2002, filed an application with the City of Orono (hereinafter "the City") <br />requesting subdivision of property located at 2920 Fox Street within the City of Orono and leg^ly <br />described as follows: <br />Lot 24, Auditor’s Subdivision No. 230, Hennepin County, Miimesota (hereinafter <br />"the property"); and <br />WHEREAS, after due published notice and mailed notice in accordance with <br />Minnesota Statutes and the City of Orono Zoning and Subdivision Codes, the Orono Plaiming <br />Commission held a public hearing on July IS, 2002, at which time all persons desiring to be heard <br />concerning this application were given the opportunity to speak thereon. <br />WHEREAS, at their regular meeting held on August 26, 2002 the Orono City <br />Council considered the subdivision application of the subdivider noting the following findings of <br />fact: <br />FINDINGS <br />1.The property is located within the RR-IB Single Family Rural Residential Zoning <br />District requiring a minimum of 2 acres of contiguous dry buildable land within each <br />newly created lot. <br />2. <br />3. <br />The property contains a total of 7.75 acres of land. <br />Lots 1 and 2 each meet the minimum size requirements for lots in the RR-IB zoning <br />district. Lot 1 meets the 3-acre minimum area requirement for a back lot per zoning <br />code Section 11.31 Subd. S. <br />Page 1 of 7 <br />1
