The site is <br />located at 250 North Shore Drive West. We have the following comments with regards to <br />engineering matters: <br />The proposed subdivision will create two lots and two outlets. Access to Lot 2 will be across <br />Outlot A. Existing grades within Outlet A are 12% east of C.R. 19 and in excess of 20% <br />across the easterly ISO-feet of Outlot A. Driveway grades should not exceed 10%. It is <br />unclear how the driveway to serve Lot 2 can be constructed at a 10% grade or less. <br />It appears that the subdivision will create a land locked parcel (Outlot B). The planning <br />commission and council should review and discuss access to Outlot B. <br />The west 33-feet of the property should be dedicated to Hennepin County for roadway <br />purposes. <br />A 10-foot drainage and utility easement should be provided along the C.R. 19 frontage. <br />Five-foot wide drainage and utility easements should be provided along all interior lot lines. <br />Drainage and utility easements should be provided across all wetlands, drainage ways and <br />ponding areas. <br />It appears that an existing driveway serving the property to the north encroaches upon the <br />northwest comer of Lot 1.
