• • • <br />Mtohad GaRron <br />PaMSoce <br />Re: PUD Concept Plan Stage Submittal Requirements <br />Apra 17.2002 <br />V. /Approximate area devoted to streets. <br />Approximately 2.8 acres of the property would be dedicated to Kelley <br />Parkway, a public street, arxl 2.8 acres would be devoted to the private <br />streets located in the proposed outlets. <br />Vi.Approximate area devoted to, and number of, off-street parking and <br />loading spaces and related access. <br />The concept plan shows general compliance with City's minimum parking <br />standards. The townhomes and rowhouses have a minimum of two packing <br />stalls for each unit as required by the Zoning Ordinance. In addition to the <br />two dedicated parking stalls for each unit, additional guest parking is provided <br />in the townhome driveways and 46 on-street parking spaces on the private <br />streets adjacent to the rowhouses. The commercial area would also comply <br />•with the City parking requirements. The Lofts would have one underground <br />parking space per unit plus surface parking. We believe the proposed <br />parking would be more than adequate for this use. <br />The concept plan shows 99 surface parking spaces at the Lofts and 271 <br />surface parking spaces in the commercial area. The total area devoted to <br />these surface parking stalls is approximately 1.5 acres (exclusive of access <br />aisles and drives). <br />We have proposed screened loading areas for the larger commercial <br />building. This loading area for the grocer would be screened from Willow <br />Drive. Smaller vehicles would likely serve the smaller commercial buildings <br />and loading would take place through the front door. Trash enclosures <br />would be designed to be an integral part of the principal building. <br />Access to this development would be provided from Kelley Parkway. There <br />would be no direct access to Highway 12 or Willow Drive. <br />vii.
