The variance was required because a portion of the <br />building expansion is located within the 75’ lakeshore setback. <br />Council tabled the request to permit construction of a 14’ X 8’ deck located between the garage <br />and house. The deck required variances to permit the total hardcove' ro increase from 27.7% to <br />30.2% in the 75-250’ setback where 25% is allowed. A. second variance was required to allow <br />the total lot coverage by structure to increase from the existing 1,901 s.f. (18.3%) to 2.013 s.f. <br />(19.4%) where 1,553 s.f. (15%) is allowed. <br />The request was tabled to allow further review of the status of the deck and to determine if the <br />deck could be reduced in size and lowered. The purpose of lowering the deck is to bring the total <br />height of the deck to less than 6 ’. Any deck under 6 ’ is not considered as structure. Reducing the <br />deck width by 2’ will allow the property owners to construct the deck and not require a variance <br />to structure. <br />Staff RccommeBdation <br />Staff recommends Council adopt the attached resolution approving a hardcover variance for a <br />deck to not e.xceed 6 ’ in height. The total deck size, absent the walkway, would be 84 s.f <br />COUNCIL ACTION REQUESTED <br />Motion to adopt the attached resolution approving a hardcover variance to permit construction of <br />an 84 s.f. deck attached to an existing walkway.
