#02-2746 Mark Finney <br />3210 North Shore Drive <br />Page 2 of 3__________ <br />Setback Variance - Addition <br />The existing house on the property is located adjacent to the North Shore Marina which does have two <br />buildings used for storage and customer use Just across the property line. The addition, located only 4' from <br />the property line, would leave a 10.8' separation between the Marina building and the house. This does meet <br />the required setback distance between buildings. However, the 4' property setback is closer to the property <br />line than the existing house setback of 7.4*. The house is situated on the property' so the comer of the house <br />located near the lake is 7.4' and the comer towards the street is 8.0' from the property line. <br />The City of Orono has tried to require new constmction, additions and new buildings meet minimum <br />requirements when possible. The setbacks not only provide additional space between buildings, but also <br />leave additional land area for proper drainage systems. 1'his is especially important on lakeshore lots. <br />Detached Garage <br />The proposed detached garage shown on the survey is drawn at a size of 32' X 24'. A building of that size <br />would be required to meet a minimum setback of 15' to a property line. The applicant has stated he is willing <br />to construct a building 30' X 24' building which is a structure under 750 s.f., thus only requiring a I O' setback. <br />The detached garage is intended for storage and would not have a driveway. A garage door would be located <br />on the east side of the building. <br />Hardcover <br />As a result of the proposed plan the total hardcover on the property would be reduced. There is currently <br />a large gravel driveway and parking area on the property that would be removed for the new driveway and <br />garage addition. The total hardcover is still over the 25% limitation in the 75-250' lakeshore setback <br />requiring the variance. Total hardcover would be reduced by a total of 2,013 s.f. <br />Additional hardcover removal includes removal of the existing detached garage and driveway. The existing <br />garage and drive are shown on the attached survey/site plan. Applicant has also agreed to locate the <br />driveway to not be within 5' of the property line. <br />Applicant’s Statement of Hardship <br />Refer to Exhibit A. (Summary Below) <br />1. Existing house is inside the setback and the attached garage will line up in the same area. <br />2. I'he property is located next to a marina. The addition would help to screen the boat yard <br />from the property. <br />The lot is narrow and long. By locating the addition in the side setback it would leave yard <br />space east of the house. <br />The existing garage would be removed out of the 75-250' setback and a new garage would <br />be constmeted in the 250-500' setback. <br />3. <br />4.
