The existing house is not parallel with the property line. The exterior wall moves further from <br />the property line as the house distance increases from the lakeshore. Staff can support the hardcover variance <br />if the side setback is increased. Total hardcover in the 7S-2S0' setback is being reduced from 5.851 s.f. <br />(56.5%) to 3,838 s.f. (37%). <br />Planalna Commlsakm Recomwendatioii <br />Planning Commission voted 6 to 0 to recommend approval of the application. The recommendation included <br />the following three points. <br />I. The house addition must match the 8' existing setback of the house. <br />2. Detached garage must be redesigned to have a building size of 750 s.f. or less, <br />3. All hardcover proposed for removal shall be removed. <br />COUNCIL ACTION REQUESTED <br />The applicant may want to discuss the Planning Commission recommendation that the addition must meet <br />an 8' setback rather than 4' as requested in the application.
