The Planning Commission at that <br />time had recomm^ded the size of the house be reduced to meet the 15 percent structural coverage as <br />well as meet the iWoot side yard setbacks on each side of the house. <br />This property is locatem^3375 Crystal Bay Road, which runs along the lake and is narrow in depth, <br />with all the properties havi|» access onto the road. Located behind each of the properties in this area is <br />the Dakota Rail, which is noW in the process of being converted into a regional trail system. <br />Weinberger stated the Applicantyhavc revised the plan to reduce the size of the structure from the <br />previous proposal, but are still requiting to construct a 1,643 square foot house. This property has a <br />defined lot area of 6,690 square feet!^&operties less than 10,000 square feet are allowed a maximum lot <br />coverage by structure up to 1,500 squar^et. The proposed building exceeds the allowed coverage by <br />143 square feet. <br />The Applicaiiii are requesting variances to lot\ea and ’ width to permit construction of the new <br />residence on the property, which is located in th^^-lC district, and consists of less than one-half acre <br />and less than 100 feet wide. The defined lot widthf^O feet at the lakeshorc and defined structure <br />setback. Variances arc also being requested for hardc^r and structure within 75 feet of the lakeshorc, <br />where no hardcover or structure is allowed, and a varian^to permit greater than 25 percent hardcover <br />in the 75-250 ’ setback. The Applicants are proposing 53.'^Krcent hardcover in the 75-250 ’ setback <br />where 72.5 percent currently exists. Weinberger stated there^^ possibility the hardcover in this area <br />could be reduced further by the removal of some concrete and s^js. Hardcover in the 0-75 ’ area is <br />proposed at 748 square feet or 23.8 percent, where currently 45.1 p^ent exists and none is allowed. <br />In addition, variances are also being requested to allow a one-foot en^achment into the side setback. <br />Weinberger stated the proposed residence is 3 1 feet w ide, with the lot bei^O feet w ide, and a 10-foot <br />side setback being required on cither side of the house. Weinberger stated ifW house is reduced by <br />one foot, it would meet the 10-foot side setback on either side of the house. InVuition. the applicants <br />arc requesting a variance to the rear yard setback to allow the structure to be loca& 19.2 feet from the <br />rear property line where 30 feet is required. Weinberger noted this lot docs not baclSip to another <br />residential lot. <br />Weinberger stated a variance is also required to permit the caves and gutters to encroach <br />1.5 feet into the side setback.
