The addition and walk will be on the street side of the <br />residence. The e.xisting residence is in the shape of an “H”. The addition will be in the middle of <br />the residence creating a “U” shape. The addition will consist of a entr>' way, dining room and mud <br />room. <br />The addition and walk are to be located in the 75-250' setback zone. A portion of the addition is <br />over e.\isting hardcover. The other portion will increase the amount of hardcover in the setback <br />zone, however the applicant is proposing to remove existing hardcover in the 75-250’ zone to offset <br />the increase. The hardcover proposed to be removed is the brick patio and wall, the dog run and a <br />portion of the lake side patio. Therefore, the hardcover in the 75-250' setback zone is not increasing <br />with the proposed addition and walk. <br />The addition will increase the lot coverage by structures on the property to 3,476 s.f. (10.03%) but <br />still below the allowed 15%. <br />Pertinent Code Section: <br />1. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (LX2); Hardcover in 75-250': Within 75- <br />250' of the shoreline theie shall be no greater than 25% hardcover. To permit 6,355 s.f.
