He has requested variances to i'ermit <br />removal of the e.xisting house and construction of a new house. The new house would be a two <br />bedrooin/two bathroom home with a one stall “tuck under ’ garage space. <br />Access to this property and 5 others is via a private, shared driveway that accesses North Shore <br />Drive. The private driveway is located across the back of the individual lots. The applicant's <br />property is the 4"' of 6 properties that require the drive for access. The driveway is required because <br />the public road is located at a much higher elevation than the properties below. <br />According to Hennepin County records the existing house was constructed in 1920. The house is <br />599 s.f. in size. The new house would allow the property owners to have additional living space and <br />one garage stall. Currently the property does not have a garage. The proposed house would be <br />located the same distance from the drivew ay as the current house. Please refer to the attached survey <br />that shows the location of the house. <br />Due to the small size of the lot, the driveway location, and elevation change between the roadway <br />above and the lot it is not possible to rebuild on the property without requiring variances.
