Subdivision 14(0 : Variance requested to permit the structural lot coverage in e.xcess of 1,500 <br />s.f. The Zoning Ordinance permits lot coverage of up to 1.500 s.f. for lots under 10,000 s.f. of area. The <br />proposed house is 1.513 s.f. The additional 13 s.f. is for a bay the extends the floor area of the first floor <br />kitchen area at the rear of the house. <br />Planning Commission Recommendation <br />The Planning Commission recommended approval by a vote of 6 to 0 to grant variances to lot area and lot <br />w idth. a variance to the rear yard setback requirement to permit a 19 ’ rear setback, a variance to the hardcover <br />in the 0-75 ’ setback to permit 23.8% hardcover, and a variance to hardcover in the 75-250' setback to allow <br />up to 53% hardcover. <br />Planning Commission also recommended the applicants reduce the overhangs to 1.5' and the ouilding net <br />exceed 1.500 s.f. <br />Staff Recommendation <br />Staff recommends approval of the site plan based on the comments listed above by the Planning Commission. <br />Approval is subject to the property owner submitting a final site grading and drainage plan. The Crystal Bay <br />Road area has had drainage problems in the past. Redevelopment of properties has been the best opportunity <br />to correct any drainage problems that may exist in these areas. The new house design will improve some <br />drainage issues by moving the house further from the property line. Final plans shall include grading and <br />house gutter sy stems (if required) to handle drainage. Final drainage plans shall be reviewed by the City <br />En gineer to ensure drainauc is properly directed. <br />COUNCIL ACTION REQUESTED <br />Motion to adopt the attached resolution approving variances. The Resolution approves the variances to lot <br />area, lot w idth, 0-75 hardcover, 75-250 hardcover, and rear yard setback. But docs not approve the variance <br />to permit the building to be greater than 1,500 s.f. <br />J
