Review of the site plan concludes the following variances are <br />required: <br />Section 10.25. Subdivision 6 (Bl: Variances requested to lot area and lot width to permit construction of a <br />new residence on the property in the LR-IC district less than Vi acre and 100' width. The defined lot area, <br />absent the paved area of Cry stal Bay Road, Is 6.690 s.f. The defined lot w idth is 50| at the lakeshore and <br />defined structure setback. <br />Section 10.22. Subdivisions 1 and 2. and Subdivision 10.56. Subdivision 16(1.) I and 2 : Variances requested <br />for hardcover and structure within 75' of the lakeshore, where no hardcover or structure is allowed, and a <br />variance to permit greater than 25% hardcover in the 75-250' of the lakeshore. <br />Total Area 0-75' = 3,135 s.f. <br />Allowed 0-75' = 0 s.f. <br />Proposed 0-75' = 748 s.f. (23.8%) <br />F.xisting 0-75' = 1,414 (45.1%) <br />Note:The lot is separated from the lakeshore by Cry stal Bay <br />Road (Public Maintained Road). The 600 s.f paved <br />surface area of the roadway is deducted from the lot area <br />of the property and the 0-75' lakeshore setback.
