The request consists of: <br />1. Lot area and lot width variances for a home on a lot where the minimum lot area is 2-acres <br />and the minimum lot width is 200 feet and the existing area and width are 0.71 acre and <br />132 feet respectively. <br />2. Hardcover variance in the 75‘-250’ zone consisting of 35.7% hardcover where 25% is <br />normallv allowed. <br />Planning Commission Recommendations <br />1 On October 20, 2003. the applicants were requesting lot area, lot width side setback and <br />hardcover variances. The Planning Commission voted 5-0 to recommend approval for the lot <br />area and lot width variances in order to construct a new home, how ever tabled the hardcover <br />variance request and voted to deny side setback variances and dweeted the applicants to <br />redesign to meet the 30' side setbacks. <br />On November 17, 2C03. Planning Corn-mission voted 6-0 to recommend approval of the <br />requested hardcover variance. The applicants redesigned to meet the 30’ side setback <br />requirement. <br />Staff Recommendation <br />•Approval per the attached Resolution. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached resolution. <br />I <br />1
