L <br />4. <br />5. <br />a. <br />b. <br />c. <br />d. <br />e. <br />f. <br />The proposed use of the accessory strccnire with plumbing will not be <br />detrimental to the residential character of the neighborhood. <br />The plumbing fixtures proposed are in keeping with the intended use of the <br />accessory structure. <br />The property size and building location are sufficient to allow the conditional <br />use permit to be granted. <br />The CUP should be subject to the standard "Plumbing in Accessory Structure* <br />conditions. <br />The installation of a kitchenette in the str:rture would not be appropriate as <br />that would make the building easily functi :nal as a guest house for which the <br />the property does not qualify. <br />The property can remain in compliance \\i± the hardcover requirements if the <br />concurrent removals of driveway are completed as proposed. <br />The City Council has considered this applic^on including the findings and <br />recommendations of the Planning Commission, rjpons by City staff, comments by <br />the applicant and the effect of the proposed coriitional use permit on the heal th, <br />safety and welfare of the community. <br />The City Council finds that granting a condition^ use permit to allow plumbing in <br />the accessory structure will not be detrimental to ue health, safety or general welfare <br />of the public, would not adversely affect light, nor pose a fire hazard or other <br />danger to neighboring properties, nor will its usj depreciate surrounding property <br />values and that the proposed level of use of the pr:peny will be in keeping with the <br />intent and objectives of the Zoning Code and Cc-prehensive Plan of the City. <br />Page 2 of6 <br />i <br />ittii J
