The applicant has agreed to concurrent hardcover removals <br />so that the property will remain in hardcover compliance after construction of the new <br />accessory building. Applicant has also agreed to eliminate the initially proposed kitchenette so <br />that this will not have the potential to function as a guest house. <br />Staff Recommendation: <br />Staff recommends approval of the CUP for plumbing in an accessory structure, subject to <br />elimination of the kitchenette from the proposal, and subject to the standard code restrictions <br />on use of the structure; <br />- carmot be used for a home occupation unless allowed by home occupation ordinances <br />- cannot be used as a dwelling unit unless Guest house CUP is obtained <br />• cannot be rented, leased, or otherwise provided for use as dwelling. <br />Staff recommends that concurrent removals of excess hardcover be required as proposed, to <br />result in a final hardcover not exceeding the site’s hardcover allotment of 7530 s.f. for the area <br />between 0-250'. <br />Zoning District: <br />Lot Area: <br />LR-1A Single Family Lakeshore Residential, 2-acre min. <br />Gross: 64,250 s.f.
