5. <br />6. <br />7. <br />8. <br />9. <br />10. <br />Lot 2 contains an existing house with attached garage and two sheds. Lot 1 <br />contains an existing septic tank, and an existing drain field area exists on <br />both Lots I and 2, all of which must be removed or abandoned prior to any <br />sale of Lots I or 2 into separate ownership. <br />Lot 2 will be serv ed off the existing drive access from CSAH 19 (North <br />Shore Drive). <br />Lot 1 will either have a shared driveway agreement with the property <br />owner to the north or will obtain a permit from Hennepin County for a <br />separate drive access to CSAH 19. <br />Hennepin County has requested, and the City of Orono will require, <br />dedication of a 7 foot wide trail easement beyond the 33 foot east half <br />right of w ay along CSAH 19 (North Shore Drive) to accommodate a <br />future trail as identified on the County Bicycle System Plan and the Orono <br />Open Space and Trail Plan. <br />Primary and alternate septic sites have been identified for proposed Lots 1 <br />and 2. The primary and alternate septic sites for Lot 1 shall be shifted <br />slightly to meet a minimum 10 foot setback to the dedicated trail <br />easement. <br />20’ wide conservation easements shall be dedicated along the northern <br />property boundaries of both Lots 1 and 2 to enhance water quality and <br />slow stonn water runoff rates from the site. Should the applicant choose, <br />an alternative plan can be submitted to achieve these goals in place of the <br />conservation easement dedication for review and approval of the City <br />Engineer for Lot 2. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br />findings noted above, the City Council of the City of Orono hereby approves the <br />preliminary plat application of Robert Morlock at 980 North Shore Drive per preliminary <br />plat draw ings by Paul Otto of Otto Associates Engineers and Land Surv eyors. Inc., dated <br />August 1.2003, subject to the following conditions: <br />1.A private driveway easement with the property owner to the north of Lot 1 <br />be submitted or a permit from Hennepin County be obtained for driveway <br />access for Lot 1, prior to final plat approval. <br />Page 2 of 5 <br />i
