•• <br />A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A CLASS III SUBDIVISION FOR <br />PROPERTY LOCATED AT 980 NORTH SHORE DRIVE <br />FILE NO. 03-2937 <br />WHEREAS, Robert Morlock (hereinafter the “subdivider ”) on July 23. 2003. <br />filed a formal subdivision application with the City for approval of a two lot residential <br />plat of property legally described as: <br />Lot 2. Block 1, ENGLUND ADDITION, Hennepin County. Minnesota <br />(hereinafter “the property ”); and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the City of Orono's Zoning and Subdivision Codes, the <br />Orono Planning Commission held a public hearing on August 18. 2003. at which time all <br />persons desiring to be heard concerning this application were given the opportunity to <br />speak thereon; and <br />WHEREAS, at their regular meeting held on September 22. 2003. the Orono City <br />Council considered the subdivision application of the subdivider noting the follow ing <br />findings of fact: <br />I. The property is located w ithin the RR - IB One Family Rural Residential <br />Zoning District requiring a minimum of 2 acres of contiguous dry <br />buildable land within each newly created lot. <br />The property contains a total of appro.ximately 4.00 acres of land. There <br />are no wetlands on the property. <br />3.The proposed plat consists of two residential lots each meeting the <br />minimum lot standard requirements of the RR - 1 B. One Family Rural <br />Residential Zoning District, each meeting the minimum 2 acre lot area <br />requirements and each having over 200' in defined width at the street <br />right-of-way. <br />4.
