The variances include: <br />1. Average setback encroachment by new living space. <br />2. While hardcover is not increasing with this proposal, it is noted that the 75-250' zone <br />remains out of compliance with the 1995 hardcover approvals for this property. Per <br />Planning Commission recommendation, applicant proposes to remove certain areas <br />of existii.g hardcover to meet the 1995 approved level. <br />Planning Commission Recommendation <br />The Planning Commission reviewed this item on September 15 and on a vote of 6-1 recommended <br />approval per the staff recommendation as noted below. Commissioner Fritzler, the dissenting vote, <br />noting that applicant appears to have no desire to remove the hardcover and it might reappear later. <br />Staff Recommendation <br />1. <br />7 <br />3. <br />Staff recommends approval of the average setback variance to allow enclosure of a portion <br />of the existing deck as living space as proposed. <br />Staff recommends approval of the extension of roof to cover the portion of the front porch <br />per the revised plan. <br />Staff recommends that in addition to the approximately 244 s.f. of hardcover removals <br />proposed, that an additional 84 s.fof hardcover be removed from the driveway to reduce the <br />site to the 4,910 s.f limit of the 1995 approval. Applicants have now agreed to remove the <br />necessary portions of driveway to meet ^is limit. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached resolution.
