(0.66 acre) <br />Application Summary: The applicants propose to remove the existing house and construct a <br />new house on the property, but keep the existing garage and other amenities in place. <br />Variances required include lot width, average lakeshore setback, accessory structure without a <br />principal structure during construction, blufTsetback, and hardcover. <br />List of Exhibits <br />A - Final Revised Site Plan <br />B • Resolution <br />C - Notice of Platming Commission Action 7-30-03 <br />D - Memo and Exhibits of July 17,2003 <br />Planning Commission Recommendation <br />This application was initially reviewed at the May Planning Commission meeting; Planning <br />Commission voted 5-0 to recommend approval of the variances for lot area, average setback and <br />accessory structure without a principal structure during construction, but tabled the hardcover <br />variance to allow applicant to work with staff to reduce hardcover to nearer the 25% limit. <br />Applicants met with Building Inspector Bruce Vang on the site and were able to devise a plan <br />meeting the Planning Commission’s goals. <br />A revised site plan was submitted and reviewed at the July PC meeting; the plan slightly revised the <br />proposed house location, and made substantial revisions to the driveway and pailcing areas on the <br />property, which reduces hardcover in the 75-250' zone from the existing 37.1% to just over 28%. <br />Planning Commission voted 7-0 to approve the revised plan with a bluff setback encroachment of <br />4* for the house, and subject to reconfiguration of the deck to meet a 15* setback from the top of <br />bluff, and removal of the 8’xl2' shed in the 0-75' zone, leaving that zone with 683 s.f. or 5.7%, <br />primarily in walkways and retaining walls needed to retain slopes and provide access to the take.
