13. <br />14. <br />15. <br />16. <br />17. <br />of the proposed building using the main roof gable running from end to end of the <br />building IS 28.8', meeting the required 30* limit. <br />The only potentially affected neighboring properties are two homes located <br />approximately 200' south of the site, which are significantly separated from the <br />parking lot so as to minimize any real impacts; and a home to the west with <br />significant separation and screening from the church buildings and parking areas. <br />Staff has not received any comments from neighboring property owners. <br />The church is proposing to construct an accessory detached storage building up to 200 <br />s.f. in area to be located generally southwest of the main church building. Such <br />structure must be located at least 50' from property boundaries. <br />The Orono Planning Commission reviewed this application on July 21, 2003 and <br />recommended approval as proposed on a vote of 7 to 0. <br />The City Council finds that granting a conditional use permit for continued use of the <br />probity for a church use will not be detrimental to the health, safety or general <br />welfare of the public, would not adversely affect light, air nor pose a fire hazard <br />other danger to neighboring properties, nor will its use depreciate surrounding <br />property values and that the proposed level of use of the property will be in keeping <br />with the intent and objectives of the Zoning Code and Comprehensive Plan of the <br />City. <br />The City Council has considered this application including the findings and <br />recominendations of the Planning Commission, reports by City Staff, comments by <br />the applicant and the effect of the proposed conditional use permit on the health <br />safety and welfare of the community. <br />CONCLUSIONS, ORDER, AND CONDITIONS <br />aBased upon one or more of the above findings, the Orono City Council hereby grants - <br />conc^moiial use permit per Municipal Zoning Code Sections 10.28, Subdivision 3(A) and 10.20 <br />Subdi v'lsion 3(B) to permit a church use on the property located at 865 Femdale Road North, subject <br />to the following conditions: <br />P«gc4of7 <br />J
