City of Orono - Variance Application <br />720 North Arm Drive <br />Jeff and Cara Ziebarth owners and applicants <br />May 21,2003 <br />Hardship/Description of Unusual Property Conditions <br />We are requesting variances of the setback requirements for the side-yard, front-yard <br />(lakeside), and the hardcover ordinance for the property. <br />Existing Conditions <br />The existing lot is 50 feet wide at the lakefront and 40 feet wide at the rear and <br />approximately 180 feet deep (approximately .18 acres), suggesting this is an unusually <br />narrow lot (less than the minimum for LR-IB Lakeshore Zoning of one acre). The <br />existing home was constructed in violation of the current side-yard and lakeside setbacks. <br />The existing property also has a garage that was also constructed in violation of front- <br />yard (roadside) setback and in 1993 was granted a variance to reconstruct a new garage <br />on the existing foundation. The current hardcover is also in violation of the required <br />hardcover percentages. This hard cover violation also received a variance in 1993 when <br />the existing garage was rebuilt. The current conditions of the house and lot size will not <br />allow a one level expansion of the home to be in compliance with hardcover <br />requirements. The current conditions of the house and lot will allow minimal expansion <br />of a second story to fall within setback requirements (this would allow an approximate <br />addition of600 square feet including a stairway reudering less than 500 usable square <br />footage). <br />Proposed Changes <br />We are proposing a second story addition to the existing home structure, to increase the <br />livable square footage of the home by approximately 1300 square feet. The following <br />summarizes the proposed property change details; <br />♦ Remove the existing two-stall garage structure (currently in violation of <br />roadside setback) <br />♦ Remov al of the existing concrete apron in front of the existing garage <br />♦ Remove existing sidewalk leading to the house from the garage <br />♦ Reduce the amount of driveway currently on the property, while still <br />maintaining a shared driveway access for the nei^bor to the north <br />♦ Construct a new attached two-stall garage (with living space above) <br />♦ Removal of the e.xisting roof and porch (structural coverage) on the west <br />portion of the existing home (approximately 90 square feet) <br />♦ Reduction of the existing deck size on the lakeside of the home by 25% <br />♦ Addition of new walkway from rew garage to the new front entry <br />♦ Proposed New Home = 2400 square feet above grade and 800 square feet <br />finished walkout basement area <br />Additional Information <br />We will have a completed survey for review by the Planning Commission Meeting date <br />of June 16.2003.
