The proposed revisions will <br />result in an 819 s.f. hardcover reduction from the existing condition, while yielding what will <br />be a substantially new house. <br />From stafTs perspective, the current plan reduces the number and magnitude of variances requested. <br />The primary remaining concern is the extension upward from the existing footprint along the side <br />lot lines. While it might be argued that requiring the second story to meet the 10* setbacks will yield <br />an odd look and reduce the usability of the second story space, the fact remains that Uvo stories with <br />end gables as much as 30'-3S' above grade will be difficult to maintain with setbacks of only 2.4'-5' <br />from the lot line, and still have a potential impact on the neighboring properties.
