General Concept Plan & Site Plan Review <br />The General Concept Plan Approval is required as part of the Highway 12 PUD rezoning and <br />development process. A General Concept Plan Approval would be similar to a Preliminary plat <br />approval without actually approving the Preliminary Plat until other issues have been resolved. <br />Review of this application will focus primarily on the following areas: <br />- Impact on adjoining properties <br />- Building location, height, architectural materials and building design <br />• Landscaping and screening <br />- Traffic flow, road system impacts and needs <br />- Parking arrangement <br />The 3 proposed office buildings are one-and-a-half story plus a walkout lower level. Each of the two <br />3-unit buildings has a footprint of SO'x 90 ’, with approximately 11,000 s..f of gross floor space in <br />units ranging from 3,000-4,000 s.f. depending on whether they contain usable space in the half-story. <br />The larger condo-office building has a footprint of approximately 50' x 175', with approximately <br />20,000 s.f gross floor area. The two 3-unit buildings are oriented along the east property line, with <br />parking to the west. The larger building is on the northwest portion of the property, along the <br />southerly property line with parking to the north. <br />For the purposes of discussion, the three buildings witi be referred to hereinafter as West <br />Building (West), Northeast Building (NE), and Southeast Building (SE). <br />A.
