It was <br />subsequently determined that the foundation above which the kitchen addition was <br />proposed, had no footing. Because that foundation needed to be replaced, and due to its <br />being only 1 ’ from the side lot line forcing drainage onto the adjoining property. Planning <br />Commission recommended that the south side setback variance be avoided by meeting <br />the 10’ setback requirement. <br />Planning Commission Recommendation: <br />Planning Commission recommended approval on a vote of 7-0 with following conditions: <br />1. Proposed additions must meet 10’ side yard setbacks. <br />2. Hardcover in 75-250' setback zone to be limited to no more than the existing <br />4,998 s.f. <br />3. Revisions to plans to meet the above shall not go further into the average <br />lakeshore setback (i.e. no closer to lake). <br />The application has been revised since the Planning Commission meeting to meet the <br />conditions recommended by the Planning Commission. The City Engineer will be <br />reviewing the revised drainage and grading plan to confirm that drainage concerns have <br />been resolved. The adjacent neighbor has granted a temporary easement for erosion
