3. Section 10.22, Subdivision 1(B) and Section 10.56, Subdivision 16 (CX6): Average <br />Lakeshore Setback: To permit an encroachment into the average lakeshore setback. The total <br />encroachment is approximately 84*. <br />Discussion: <br />The applicants have met with staff several times regarding the proposed project. The plan <br />reviewed for this report is the latest submittal by the applicant's. Because the applicants have <br />made changes to the proposal, the survey included in this report does not reflect the changes. <br />Only the elevation views and floor plans reflect the changes to the project. <br />The existing residence was built in 1934. There have not been any additions just upgrades to the <br />existing residence. A new roof has been put on the residence and a detached garage was built in <br />1986. There have not been any variances granted for this property. <br />The applicants are proposing two different additions, changing the roof and cantilevering a wall <br />on the lakeside to the existing residence. <br />1. An attached garage/mudroom/bedroom addition to the north side of the residence. <br />2. Enlarging the kitchen on the south side of the residence. <br />3. Cantilevering the wall by 2’ on the lakeside of the master bedroom. <br />4.
