5. <br />6. <br />c) Outlets E, F, G and H shall not be used until they arc platted into Lots and Blocks. <br />After such platting has been completed, within the designated commons Lots <br />permitted uses shall include common open spaces, private streets and driveways, <br />utility systems, sidewalks, retaining walls and other landscaping features ancillary to <br />the residential development including approved signage and lighting. No accessory <br />buildings except as indicated on the approved plans shall be allowed within the <br />commons Lots. Within the areas to be platted for individual ownership, the permitted <br />uses shall be attached residential dwelling units. <br />d) The maximum numbers of residential dwelling units within the residentially zoned <br />portions of the property north of Kelley Parkway are 62 Lofts units, 4? two-stoiy <br />towTihomes, and 53 iZ rambler townhomes. <br />e) Outlets A and D shall not be used except for public recreational trail use until such <br />time that they are platted into Lots, at which time their permitted uses will be <br />further designated; except that Oiitlot A may he used fora temporary sales trailer and <br />parking area for the residential portion ofdevelopment until such time that the trailer <br />can be moved onto the residential portion of the property. <br />f) Outlets B and C shall be used for regional stormwater ponding purposes and public <br />recreational trail purposes. No other uses will be permitted for Outlets B and C. <br />Other uses shall not be allowed except by amendment of this PUD agreement. <br />Site Access. The only access to adjoining public streets shall be onto Kelley Parkway, except <br />that future development within Outlet G H shall be allowed one shared driveway access onto <br />Willow Drive. Access driveway locations shall be as showm on the approved site plan. <br />Exhibit__. Future access to Outlots A and D shall be solely from Kelley Parkway, and no <br />direct access to Highway 12 or Willow Drive shall be allowed; except that a ri^ht-in/risht- <br />out access from Willow Drive to Outlot A may be used to access the oarkine area Tor the <br />tenworaty sales trailer un*il such time that the trailer is moved onto the residential <br />portion of the properly. Internal circulation for the Property shall be via private driveways, <br />sidewalks and parking areas within the defined common areas. <br />Building Design and Construction. All residential buildings on the Property shall be <br />constructed according to final plans which shall first be certified by the Planning Director as <br />being in conformity with the approved plans attached as Exhibit __to ensure compliance <br />with the architectural standards of the RPUD District.
