(0.19 acres) where 43,560 s.f. (1 acre) is required; <br />2. lot width of 50 ’ where 140' is required; <br />3. rear yard (street) setback of 19.2 ’ where 30’ is required; <br />4. side yard setback of 7.6’ where 10 ’ is required; <br />5. 480 s.f. (12.6%) hardcover within the 0 to 75’ lakeshore setback zone where none is <br />permitted; <br />6. 2,051 s.f. (46.8%) hardcover within the 75’ to 250 ’ lakeshore setback zone where 1,095 <br />s.f. (25%) is permitted; <br />7. 1,504 s.f of lot coverage by structure where 1,500 s.f is permitted; <br />8. 15 ’ setback from the top of the bluff where 30’ is required; <br />9. 6’ +/- encroachment into the bluff impact zone where none is permitted; and <br />_____10. placing fill in a bluff impact zone where no fill is permitted. <br />Pertinent Code Sections: <br />1. Section 10.24, Subd. 5 (B): Minimum Requirements: The following minimum <br />requirements for the LR-1 B District shall be observ ed, lot area 1 acre; lot width 1 40 feet; rear <br />yard 30 feet; side yard 10 feet. (Request: To allow a lot area of 0.1 9 acres (8,1 72 s.f) where <br />43,560 s.f (1 acre) is required; lot width of 50 ’ at the 75’ setback from the 01 IWL and at the <br />OlIWL where 140 ’ is required; rear yard (street) setback of 19.2' where 30’ is required; and <br />side yard setback of 7.6’ where 10 ’ is required). <br />2. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(l) & (2): Hardcover within 75’: <br />Within 75’ of the shoreline there shall be no excavating, filling, hardcover, temporaiy or <br />permanent structures. (Request: To allow 480 s.f (12.6%) hardcover within the 0 to 75’ <br />lakeshore setback zone where none is permitted). <br />3. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(2): Hardcover w ithin 75* to 250 ’: <br />Between 75 feet and 250 feet of the OHWL there shall be no greater than 25% hardcover. <br />(Request: To ,-ermit 2,051 s.f (46.8%) hardcover within the 75’ to 250' lakeshore setback <br />zone where 1,095 s.f (25%) is permitted). <br />4.
