Johnson <br />1926 Fagemess Point Road <br />Variances - Public Hearing <br />Zoning District: LR-IC One Family Lakeshore Residential District (1/2 acre) <br />Lot Area: 8,018 s.f. (, 18 acre) <br />Application: Applicants have proposed to remove the existing residence and detached garage and <br />construct a new residence on a lot that is located entirely within the 75' lakeshore <br />setback. <br />List of Exhibits: <br />A Application <br />B Plat Map <br />C Survey <br />D Elevation Views <br />Background: <br />Applicants have reduced the size of the proposed house and reduced the size of the garage to a two <br />stall garage. Original application requested a 1,690 s.f. house. After a series of discussions with <br />Staff the applicants were advised to reduce the size of the house to comply with the structural <br />coverage limitations. For lots under 10,000 s.f. the property can have a maximum of 1.500 s.f. of <br />structure. The revised plan has reduced the structural coverage to 1,495 s.f. zmd has eliminated <br />additional hardcover that would have been required for a third stall to the garage. The plan indicates <br />a covered entrance to the front of the building that technically would be considered structure. 36 s.f. <br />of additional structure would be added to the 1,495 proposed = 1,531 s.f, equaling the amount of <br />structure that has previously e.xisted on the property. <br />Both adjacent properties are also located entirely within the 75’ lakeshore setback and have had <br />variances granted to allow replacement ofstructures in the 1980s. Conditions placed on the adjacent <br />properties were that the amount of structure and hardcover not exceed what had previously existed <br />since no hardcover is permitted within 75’ of the lakeshore. <br />* *» <br />#2623 Fred A.
