Weinberger noted the <br />Applicants are proposing a setback of 20 feet, which would allow sufficient space to back out of <br />the garage into the drivemy without backing a vehicle directly into the street and would pro^^de <br />.off street parking for the property. <br />Weinberger stated the Applicants are also proposing a small covered entrance consisting of <br />36 square feet to the front of the building that technically svould be considered structure. This <br />would result in total structural coverage in the amount of 1,531 square feet, which equals the <br />amount of structure that currently e.\ists on the properw-. <br />Weinberger stated the Applicants are requesting a variance to structural coverage to permit <br />replacement of the 1,531 square feet of structure where 1,500 is allowed by Code; a variance <br />to permit structure tao be located within 75 feet of the lakeshore; and a variance to permit 2,079 <br />square feel of hardcover where none is allowed. <br />W emberger stated Staff would request an updated survey prior to review by the City Council, <br />with the updated survey also mdicating the low est floor elevation for the new residence in order <br />to determine whether the new house will be located three feet above the OHWL. <br />Staffs only concern with this application is that structural coverage e.xceeds the allowable <br />1,500 square feet allowed under Code. Weinberger noted the amount of structural coverage being <br />proposed is equal to what currently e.xists on the propertj-. <br />Johnson commented he would like to construct a larger residence, but due to the limits set bv <br />the City of Orono, he has reduced the size of the buildine. <br />PAGE 2
