r^'t' <br />.'I <br />Lof Area: <br />The lot area is 16,095 s.f. (.37 acre) in the LR-IC zoning district where 21,780 s. f. (.5 acre) <br />is required and where existing lots of record would be required to meet 17,424 s.f. (.4 acre) or <br />80%. <br />In 1995, the applicant was granted a lot area variance to construct a new residence on the <br />property. (Res. if3573). <br />Lot Coverage by Structures: <br />The proposed redesigned residence is 2,631 s.f. (16.3%). The lot coverage by structures is <br />OVER the allowed amount. <br />Hardcover: <br />The subject property falls in two hardcover zones, 250-500’ and 500-1000’. The construction <br />of the residence is located in the 500-1000’ setback zone. The proposed hardcover in the 500- <br />1000’ .setback zone is 4,624 s.f. (44%) and exceeds the allowed 3643 s.f. (35%), the applicant <br />has not used alt of the 1706.25 s.f. in the 250-500’ setback zone. The City does allow credit <br />for unused hardcover allotment to be transferred to zones further from the lake. This is <br />referred to as transfer of hardcover allotments from zone to zone. Therefore, a hardcover <br />variance in the 500-1000’ setback zone is not required. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 6 to 0 vote to: <br />Approve the lot area variance but deny the request for a lot coverage variance. Planning <br />Comnussion indicated that there is no hardship to support the lot coverage variance. 1 he applicant <br />would have to downsize the house in order to obtain a building permit. <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution which reflects the recommendation of tlic Planning Commission. <br />COUNCII.
