(.37 acre) <br />List of Exhibits: <br />A Last proposed residence submittal to City stafT <br />B Resolution <br />C Staff Report and Exhibits of 2/10/2003 <br />Application Summary: This application was tabled at the February 10,2003 City Council <br />meeting to pursue ways to increase the size of the property in order to meet the 15% lot coverage <br />by structures to construct a new residence on the property. <br />The applicant decided to go forward with an application to vacate the adjacent alley in hopes of <br />increasing the size of the property. The vacation application was denied at the March 24,2003 <br />City Council meeting. <br />The applicant is requesting lot area and lot coverage by structure variances for construction of a <br />new residence to replace the existing foundation and detached accessory' building left on the <br />property after the residence was destroyed by fire. Planning Commission has recommended <br />approval of the lot area variance and denial of the lot coverage by structure variance. <br />The last revised plan staff received from the applicant is still over the 15% lot coverage by <br />structures at 2.631 s.f (16.3%). <br />Discussion: <br />Approximately 4 years ago the residence on the subject property burned and all that remains <br />on the property is a foundation and accessory structure (detached garage). In 1995 the <br />applicant applied for and was granted a lot area variance to construct a new residence on the <br />property. The variance expired without the applicant applying for a building permit. Since <br />that lime the ownership of the subject property has changed between family members. The <br />applicant again owns the property and has applied for variances to construct a new residence <br />on the property.
