Application Received: <br />Application Complete: <br />60 Day Deadline: <br />2/19/03 <br />2/20/03 <br />4/21/03 <br />TO;Chair Smith and Orono Planning Commission Members <br />Ron Moorse, City Administrator <br />FROM:Jennifer Chaput, City Planner <br />DATE:February 26, 2003 <br />SUBJECT:#03-2877 Shane Rudd <br />601 Park Lane <br />Variances - Public Hearing <br />Zoning District: LR-1B One Family I .akeshore Residential District (1 acre) <br />Lot Area: 0.21 acres (8,950 s.f.) <br />Application Summary: <br />The applicant requests the following variances to permit a 219 s.f. first story garage addition with <br />a second story bedroom onto the street side of the existing home and to reconstruct a main entr\' <br />landing on the south side: <br />1. rear yard setback of 28.3’ wheie 30 ’ is required; <br />2. side yard setbacks of 8.4 ’on the north and 6.5’ on the south (for main entry landing) <br />where 10 ’ is required; <br />3. an overhang encroachment of 2.5’ on the north and south substandard side setbacks; <br />4. a decorative wall, located 2.5’ from the south side yard setback where 10 ’ is <br />required, encroaching an additional 1.5’ with overhang into a substandard setback; <br />5. 3,508 s.f. (67.2%) hardcover within tlie 75 ’ to 250’ lakcshore setback zone where <br />1,305 s.f. (25%) is permitted; and <br />6. lot coverage by structure of 2,175 s.f. (24.3%) where 1,500 s.f. is permitted. <br />The proposed 219 s.f. addition is for the e.xpansion of garage space on the main level and living <br />space (master bedroom, bath and closet area) on the second level. A new steeper pitched roof <br />will be constructed from the main entr> (located at the south side) eastward. TTie existing roofline <br />will remain as-is west of the entiy door. The majority of the interior of the second floor will be <br />remodeled with the addition. <br />The plan view shows a decorative wall on the south side, jutting out from the garage. This wall <br />has an opening which leads to the main entr>' of the house. There is no structure behind the wall <br />and it is not shown on the sur\ey.
