Will the 3440 Bayside Road property ever be redeveloped? If it were to occur, the new <br />residence could be placed where it is currently located to continue to enjoy lake views or it <br />could be placed further back on the lot at an angle behind 225 Tonka Avenue. <br />Sew er Review: <br />The property located at 3440 Bayside Road is currently sewered. The property located at 205 Tonka <br />Avenue has sewer available at two different locations. When the sewer project for the neighborhood <br />was put in, sewer went up Tonka Avenue. Sewer goes to 205 Tonka Avenue where the driveway is <br />proposed to be located (See Exhibit C). <br />The owner of225 Tonka Avenue applied for and was granted approval to move the utility easement <br />to the south end of the property in order to construct a new residence on the property. The utility <br />easement is 2C’ wide along the south property line of that property. <br />The City Engineer and Public Works Director discussed the best location for sewer to the <br />Vaughn property. They reviewed the location of sewer lines, depth of pipes and felt the sewer <br />should be brought to 205 Tonka Avenue via the utility ea.semcnt along the south 20’ of 225 <br />Tonka Avenue. <br />Staff Recommendation: <br />Staff is recommending approval of the lot line rearrangement subject to the following <br />conditions: <br />1.Applicant shall dedicate drainage and utility easement along new property lines and <br />vacate any drainage and utility easements along old property lines. <br />2.Applicant shall provide to the City any documentation relating to easements on hath <br />properties. <br />3.
